How long will the entire process take
Our aim is to get a set of concept plans to you inside of two weeks. Depending on work load we will try our hardest to have them to you inside of one week. From there we can amend the plans to be sure you are happy with the design.
Once the final Concept plans have been signed off by you, the complete set of plans will be completed within two weeks. Minor amendments can be made to these if required.
Once the Complete set of plans has been signed off by you the remaining documents will be ordered/completed for council submission. This mat take one to two weeks depending on what external documents are required.
If you are able to use a Private Certifier your plans can be approved within two weeks.
If you need to go through Council the wait time can be 12-16 weeks.
I don't know where to start with my design
Whether you have a rough idea in your head, you've seen something you like or your completely blank, we can help. We can customise design ideas you have or we can start with your site and work out what can fit.
How do I know if Council will approve my plans
Throughout the entire process we adhere to Council guidelines, Australian standards, Estate Design Guidelines etc, to ensure the highest possible chance of approval. It is very unlikely that a submission will be fully rejected. It is possible that Council or Certifiers will request some changes to the plans which we will do as part of our initial fees. If we think there is a chance that a submission may not be approved we will notify you early so you are fully aware of the risk. This will usually only be when we are trying to push the boundaries and ask for waivers.
What is the payment structure
Each step is invoiced separately, so you are not fully committed. Sometimes circumstances can change such as the build cost comes back too high or your finance does not get approved. Thats why our Concept plans provide enough detail for you to arrange these things before paying the full amount.
