INITIAL CONSULT
The first step is an obligation free, on-site visit or meeting free of charge. Here we can talk about the scope of works involved and run through some design ideas so we can provide you with a quote. This can take up to 1 hour depending on the job.

CONCEPT PLANS
If you choose to go ahead with the project we can begin a set of concept plans for you. This includes a measure up of the existing dwelling if required, A basic 3D image, Site plan, Floor plan and Elevations. This is a basic set to give you an idea of how it all looks and allow you to make changes. This set of plans has enough detail on it to get building quotes and finance approval etc.
COMPLETE PLAN SET
Once you are happy with the concept plans we can add all the necessary details so the plans are ready for submission. The remaining plans include Slab plan, Waste Plan, Section, Electrical layout, Door and window schedule and BASIX requirements. Additional plans may include a Landscape plan, Details and Internal Elevations for wet areas.
Included in this cost is the BASIX Certificate and Submission to Council or a Private Certifier. Council, Certifier and other associated fees are not included in this.
EXTERNAL CONSULTANTS AND EXPENSES
ENGINEERING:
We can organise a quote for engineering for you which will vary on each job.
SURVEY & GEOTECHNICAL REPORT:
A Survey may or may not be required depending on the site and the works.
BUSHFIRE REPORT:
If you are in a bushfire zone you will require a bushfire report. The outcome of this report will determine what building materials you will need to use to comply with the code.
COUCIL / CERTIFIER FEES
These fees will vary on each project.
HUNTER WATER FEES
These will vary on each project
LANDSCAPE PLAN:
Certain areas require a landscape plan to be done by a Landscape Architect.
